Always keep in mind, a Real Estate Agent commission is split, first, generally 50/50 between the selling office and the buying office. Next, each office's broker takes a large percentage of their 50 percent share of the gross commission. The agent is paid the remaining percentage of the commission, after all transaction expenses (this varies from office to office).

An agent spends lots of time and money (which comes out of their own pocket, investing in expensive marketing and advertising to make a sale of your home, possible. If they don't sell your home, they don't get the money invested, back. If they agree to take your listing, they tend to make a big effort to make a sale.

A qualified agent has experience and knowledge, and knows what and who to focus on to make a final sale take place. Successful agents' are generally part of a huge network of real estate professionals and are familiar with current listings. They have contacts, which helps make a quicker sale - than you could - at the same asking price.

If you sell your own home, you will, ultimately, spend lots of time on each selling step and do all the work (and make mistakes). An experienced agent can make you a cleaner sale and net you the same amount of money, without much of your time and effort, and with less frustration and headaches for you.

You could just reduce your home's asking price by the same amount as a sales commission (usually 6%), and still do all the work. You will need to spend your time studying each sales process, step by step, to insure all the I's are dotted and the T's are crossed - to make a "quicker sale without paying commission." This option will force you to do the work, study the sales process in depth, still not get you top dollar, while netting you less money than a real estate professional would have been able to negotiate on your behalf.
